What moving in Dubai Hills involves
Dubai Hills Estate covers about 2,700 acres in Mohammed Bin Rashid City and mixes very different homes. Apartment buildings such as Park Heights, Golfville and Collective 2.0 sit near the mall and park, while Maple and Club Villas are townhouse clusters and Sidra, Golf Place and Golf Grove are villa neighbourhoods.
- Apartments: the move depends on the service lift slot and loading bay rules for your building.
- Townhouses and villas: more volume, more furniture to dismantle, and garden items to pack.
- Traffic: roads around Dubai Hills Mall get busy, so timing the truck matters.
Many residents move within Dubai Hills itself, from an apartment near the park to a townhouse in Maple, which means two buildings’ rules on the same day.
Permit, lift and gate steps
Dubai Hills is an Emaar community, so you request the move permit through the Emaar One app or the Sakani portal. Tenants usually need Emirates ID, passport and Ejari, and the form asks for the moving company and a supervisor’s number. Apply at least one working day before the move.
- In apartment buildings, book the service lift and loading time with building management once the permit is approved.
- Ask whether your building needs a refundable deposit or floor protection.
- Villa residents should keep the permit ready for the community gate.
If you are moving between two Dubai Hills homes, you may need a move-out permit for one and a move-in permit for the other, so request both together.
How we plan a move here
We begin with a free survey, in person or by video call, and send a written quote. For apartments, we plan around your lift slot so the crew loads steadily without holding up other residents. For villas, we bring a larger crew and handle the garden and garage too.
With Al Khail Road and Umm Suqeim Road on the edge of the community, moves to Al Barsha, Business Bay or Arabian Ranches are straightforward. We also offer move-in or move-out painting if you need the walls refreshed before handover.
We wrap furniture and protect lift interiors and corridors, which most building managers expect, and we bring tools to take apart beds, wardrobes and dining tables so they fit the service lift.
